If you’re still designing contract furniture around the premise that workers want to come into a buttoned-up, business-as-usual workplace — think again.
 
According to Gensler’s new Global Workplace Survey 2025, only 14% of office workers globally say they want a traditional corporate workplace experience. That’s not a typo. The remaining 86%? They’re looking for something far more personal, creative, and even serene. They want nature retreats. They want lounges and cafés. They want nap spaces and outdoor work terraces. They want a workplace that doesn’t feel like, well… a workplace.
 
The survey, which gathered responses from nearly 17,000 full-time office workers across 15 countries and 10 industries, is packed with insights that should be required reading for anyone making product decisions in the contract furniture space. And that includes manufacturers, designers, dealers — everyone.
 
Here’s the message: This is not about chairs and desks anymore. It’s about experiences. It’s about flexibility. And it’s about creating environments that make people actually want to be at work.

The Great Workplace Shift Is Underway — Are We Listening?

Gensler’s data outlines a massive shift in worker preferences. Business hubs and “collaboration zones” are being edged out by spaces that look more like boutique hotels, wellness spas, or open-air cafés.
 
The top amenities employees want near their workspace? Not corner offices or giant boardrooms. Try a food hall, coworking café, rest/napping area, or even an outdoor workspace. “Creative lab” and “residential” style environments are now preferred over the old guard of conference tables and cubicle farms.
 
And here’s the kicker: These desires are surprisingly consistent across age groups. It turns out Gen Z and Gen X aren’t so different in what they want from the modern workplace — nature, comfort, creativity, and human connection.

NeoCon / Design Days: A Real Opportunity to Respond

This is where NeoCon 2025 and Design Days come in. As the biggest stage in North America for the contract furnishings industry, this June’s shows in Chicago represent a golden opportunity to showcase the products that the new workplace actually needs.

In 2024, the U.S. experienced a significant increase in corporate relocations, with 96 companies moving their headquarters, a sharp rise from just 18 in 2023. Texas emerged as the most popular destination, accounting for nearly 50% of interstate relocations, with 26 companies choosing to relocate there. The Dallas-Fort Worth metro area alone attracted 13 headquarters. California was the state that lost the most companies, with 17 firms leaving, 12 of which relocated to Texas. A notable trend was the influx of international companies establishing new headquarters in the U.S., reflecting global confidence in the American business landscape. Factors influencing these relocations included tax incentives, lower taxes, and proximity to key markets. Texas's appeal is bolstered by its business-friendly environment and a growing workforce, positioning it to possibly surpass California as the nation's most populous state by 2045.

Peak day office occupancy was 62.8% on Tuesday last week, down half a point from the previous week. New York and San Jose experienced the largest declines, falling 2.5 points to 66.8% and 2.9 points to 57.1%, respectively. The average low was on Friday at 34.8%, same as the previous week.
 
Weekly average occupancy dipped two tenths of a point from the previous week to 53.4%, according to the 10-city Back to Work Barometer. Eight of the 10 tracked cities experienced small decreases, mostly less than half a point. Only Austin and San Francisco saw increases in occupancy, rising 1.2 points to 61.2% and eight tenths of a point to 42.5%, respectively.
 
Last week, average occupancy among the Barometer’s Class A+ buildings was 76.1% and Class A+ peak day occupancy reached 93.3% last Tuesday. We will continue to provide insights from this subset of over 100 buildings within the Barometer dataset, which have been categorized as Class A+.
