Vari Agrees To Pay $1.1 Million To Resolve Allegations Of False Claims For Overcharging Federal Agencies
Varidesk, LLC and Vari Sales Corporation have agreed to pay $1.1 million to resolve allegations of violating the False Claims Act. The companies were accused of overcharging federal agencies by failing to provide matching price discounts as required by their contract with the General Services Administration (GSA). This settlement addresses claims that from December 2016 to June 2019, VARI knowingly did not disclose discounts given to other customers, resulting in false claims for payment to GSA. A former VARI sales executive, Elliot Balis, will receive $187,000 from the settlement as part of the qui tam provisions of the False Claims Act. The claims are allegations only, with no determination of liability made.

Operating cash flow exceeded $33 million, and shareholder equity increased by 20% to $109 million. Virco reported a wider-than-expected Q4 loss of $5.7 million and net sales of $28.5 million, missing estimates due to unfavorable weather and inflationary pressures. Overall, Virco's strong balance sheet supports continued growth and shareholder returns through dividends and share repurchases.

Office Visit Data Points to Continued RTO Momentum
Some much-needed good news for the office furniture industry: recent data shows that return-to-office (RTO) trends are finally gaining traction. Office visits are up across the country — still 32.2% below the golden days of March 2019, sure, but moving in the right direction. March 2025 marked the second-busiest month for office foot traffic since the pandemic, a sharp reversal from earlier dips that were mostly blamed on bad weather (and possibly some wishful thinking that remote work might be forever).
Even better, the momentum isn’t just a fluke. Year-over-year numbers are improving, and companies — including government agencies — are turning up the pressure on employees to swap their sweatpants for real pants. That means more butts in seats, more wear and tear on old office setups, and more reason for companies to invest in updated workspaces. Translation: not bad news if you’re in the business of making desks, chairs, or anything that involves acoustics and adjustable arms.
New York and Miami are currently leading the RTO charge, with NYC now just 11.4% below pre-pandemic levels. Cities like Atlanta and D.C. are also outpacing the national average, while others (ahem, San Francisco and Chicago) are still clinging to their Zoom links. But overall, most major metros are showing positive year-over-year growth — Boston, in particular, is flexing some serious RTO muscle.
Of course, hybrid work is still very much a thing, and that’s not going away anytime soon. But for the contract furniture world, this uptick in office activity is something to lean into. It’s not a full-on comeback yet, but it’s definitely starting to look like a very solid refresh.

The Office Market's Newest Foe: Tariffs and Trade Wars
The office furniture industry was just starting to exhale after a stretch of solid leasing activity and a nice boost in CEO confidence — but then tariffs entered stage left, and suddenly everyone’s holding their breath again. The introduction of new import duties has thrown a wet blanket over what was shaping up to be a promising rebound in the commercial real estate market. Now, deals that were once steaming ahead are being iced, as companies rethink their office leasing strategies with a wary eye on potential recession signals.
For office furniture makers, this uncertainty is more than just a mood killer — it’s a logistical nightmare. Tariffs on imported materials and components could mean higher production costs at a time when clients are already nervous about capital investments. That big office refresh? Might be scaled back. That new HQ? Maybe next fiscal year. Even though demand for top-tier office space is still very much alive, the spaces themselves often need significant upgrades to attract tenants — and if outfitting them suddenly gets more expensive, everyone starts to second-guess.
There’s also a push to convert underused office buildings into housing, which sounds innovative but doesn’t exactly spell boom times for task chairs and meeting pods. The silver lining? While long-term plans may be stalling, short-term needs for quality furniture in hybrid setups and high-performance spaces still exist. The key for the industry will be navigating these tariff tremors while staying flexible — and maybe brushing up on domestic sourcing options, just in case the trade policy rollercoaster picks up speed.

Distressed Office Sales Spike as Urban Vacancy Rises and Remote Work Persists
The U.S. office market is experiencing significant distress, highlighted by increasing vacancy rates and a rise in distressed sales. A recent report indicates that urban properties are particularly affected as demand declines amid a long-term shift towards remote work. The national office vacancy rate has reached 19.9%, with over half of the top U.S. markets seeing job losses in office-using sectors. Distressed sales transactions have surged, with a notable increase in larger properties. Despite some job growth in financial sectors, overall office utilization remains low at 54%. The report also notes a slowdown in office construction, signaling a potential prolonged contraction in the development pipeline. While the current outlook appears bleak, there may be future opportunities for adjustment as supply decreases and market conditions stabilize.

Trump Revokes Downtown Location Rules, Pushing Federal Offices to Cheaper Areas
President Donald Trump has signed an executive order that revokes policies requiring federal agencies to locate their offices in downtown and historic districts. This directive aims to decentralize federal operations and encourage relocation to more cost-effective areas. The order rescinds mandates from previous administrations that prioritized placement in central business districts, arguing that such restrictions hinder cost efficiency and operational effectiveness.
The rationale behind the order is to ensure federal departments are situated where the population resides, enhancing the delivery of government services. Agencies like the Departments of Housing and Urban Development and Agriculture are planning significant changes to their Washington presence, with HUD considering vacating its longstanding headquarters and USDA planning to relocate thousands of staff to new hubs across the country. This move aligns with a broader strategy to reduce the federal government’s real estate footprint and address deferred maintenance costs.

Trophy Or Nothing: Study Shows Steep Drop-Off In Office Visits Below Top-Tier Buildings
The office occupancy rates in Manhattan have stabilized, with Class-A-plus buildings experiencing visits at 81% of pre-pandemic levels, while other classes show lower rates. The overall office visitation rate remains at 67.3%, reflecting minimal change since the previous year. Data indicates that top-tier offices have increased their share of visits from 39% in 2019 to 42% in 2025, while lower-tier buildings have seen a slight decline. Midtown continues to dominate office visits, capturing 66% of the total. Leasing activity has surged, leading to a decrease in office vacancy rates, which fell from 20.1% to 17.7%. This uptick in leasing and demand suggests a more favorable environment for landlords and a gradual recovery in the office market.

Consolidations Weigh Down LA's Prime Office Buildings
Major companies reevaluating their office space needs have led to increased vacancy rates in Los Angeles' prime office buildings. Class-A office vacancies reached 23.6%, while Class-B properties stood at 16.9%. Overall, the office market began the year with a 24.2% vacancy rate. Trends indicate that larger companies are downsizing but prefer to remain in Class-A buildings, contributing to the widening gap between Class-A and B properties. High vacancy rates have been attributed to significant tenants moving out, with examples including Forever 21 and Wedbush Securities. Despite some large leases, the quarter did not meet brokers' expectations, reflecting a slowdown in activity due to various factors, including recent events affecting the market.

Construction Pros Warn Of Turbulence Ahead. Just Don't Say 'The T-Word'
Construction professionals are expressing concerns about economic turbulence caused by recent tariff announcements, which they refer to as the "T-word." At a recent construction and development event, industry leaders emphasized the importance of collaboration to navigate the increasingly complex regulatory and financial landscape.
Panelists at Bisnow’s Chicago Construction & Development conference noted last week that while tariffs have raised costs on some projects, the greater issue is the overall uncertainty they create, which can delay funding and expansion plans. For instance, a developer in Virginia paused construction due to market uncertainty linked to tariffs, while Intel announced a delay in its semiconductor plant due to unpredictable political factors.
Key strategies for addressing these challenges include forming trustworthy partnerships and engaging in transparent discussions about profit and fees at the beginning of projects. The traditional design, bid, build process is evolving, with a shift towards early collaboration among stakeholders. Industry leaders highlighted the need for a clear vision to ensure project efficiency and success, while also recognizing that these challenging times can foster innovative approaches to working together.

"I was shocked" by dominance of luxury brands in Milan says Philippe Starck
Philippe Starck expresses his shock at the increasing dominance of luxury brands in design, particularly at Milan Design Week. He laments the shift from democratic design accessible to all to a focus on luxury, which he believes lacks ethics and cultural depth. Starck emphasizes that design should be for everyone, contrasting it with interior design, which he sees as exclusive to wealthier individuals. He raises concerns about sustainability in design trends, comparing the disposable nature of fashion to the ecological impact of large furniture items. Despite his occasional involvement in luxury projects, he prefers to focus on ecological and democratic principles in design. Starck predicts a division among designers into luxury-focused and environmentally-conscious groups and warns of the challenges young designers face in a changing industry influenced by artificial intelligence.
