By the Numbers
Gallup argues the widely cited 4% unemployment rate understates true joblessness, suggesting a broader measure that includes discouraged workers, underemployed part‑timers, and working‑age adults out of the labor force pushes real unemployment to around 12%, or roughly 22 million Americans, with significant social and policy implications, especially as AI threatens further job losses.

The AI data‑center buildout is projected to consume about 3.6% of U.S. GDP each year through 2032, exceeding $10 trillion in total cost and surpassing historic infrastructure rollouts such as railroads, highways and telecoms. Financing is becoming increasingly complex and leveraged, with many projects dependent on unproven revenue streams, raising systemic‑risk concerns similar to past financial crises, while the sector still needs massive revenue growth—around 80% annually—to meet its ambitious capacity and profitability targets.

"Despite softer than expected demand patterns in the quarter, we remain confident in our earnings outlook for the second quarter and full fiscal year."
- Jeff Stutz, Interim Chief Executive Officer, MillerKnoll

MillerKnoll’s Earnings Rise, but Contract Recovery Remains Elusive

Tariff refunds support profits as softer sales put the focus on demand and operating discipline.

MillerKnoll opened fiscal 2027 with higher earnings and a lower annual sales outlook, underscoring the uneven conditions facing the furniture business.

First-quarter sales fell 3.4% to $923.4 million. Adjusted earnings rose to 53 cents per share from 45 cents.

“We delivered strong first quarter earnings, above expectations, reflecting solid execution across the enterprise,” interim CEO Jeff Stutz said, while acknowledging “softer than expected demand patterns.”

Tariff refunds contributed 11 cents per share. Subtracting that benefit leaves 42 cents, below the year-earlier result. North America Contract sales declined 5.3% and orders slipped 1.7%; International Contract orders increased 17.3%. MillerKnoll lowered annual sales guidance to $3.88 billion–$4.03 billion while retaining its $1.85–$2.15 adjusted earnings forecast.

The comparison with management’s original expectations adds nuance. In June, MillerKnoll projected first-quarter adjusted earnings of 33–39 cents. Even after subtracting the refund benefit, the result exceeded that range. Sales, however, missed the original $928 million–$968 million forecast.
That distinction matters: Performance can exceed a company’s earnings plan while still falling short of the prior year on a comparable calculation. Calling the quarter simply strong or weak misses that split.

The company entered fiscal 2027 following a year in which sales increased 4.7%, but adjusted operating margin slipped to 6.2% from 6.8%. Generating more profitable growth was already a challenge before this quarter.

“These results reflect the advantages of a business purpose-built around geographic and channel diversity,” Stutz said in June. That diversity gives MillerKnoll several avenues for growth, although it also makes consolidated results a less direct measure of conditions facing any individual dealer.

For the contract channel, the latest figures warrant caution. International bookings offer encouragement, but North American demand has yet to establish growth. Maintaining earnings guidance against a reduced sales forecast puts greater weight on execution.

The next test is whether stronger bookings translate into shipments and sustainable margins. Dealers need that progression to support confidence in a recovery.

Architecture Billings Remain Soft as Firms Lower Expectations

Architecture firm billings declined again in August, pointing to continued pressure on the project pipeline feeding the commercial interiors and contract furniture markets.

The AIA/Deltek Architecture Billings Index registered 47.2 for the month. While slightly fewer firms reported declining billings than in July, the index remained below the 50 mark that separates growth from contraction. Inquiries into new projects grew modestly, while the value of newly signed design contracts continued to fall.

Firm leaders also have become less optimistic about the months ahead. Just 25% of respondents expect billings to increase in the fourth quarter, down from 30% who anticipated growth in the third quarter. The share expecting a decline in the coming quarter rose to 29%, compared with 21% when surveyed at the end of the first quarter.

For the contract furnishings industry, the results offer a cautious signal about future demand. The ABI typically leads nonresidential construction activity by nine to 12 months.

Regional results were mixed. Midwest firms reported modest billings growth for the first time in nearly a year, while conditions in the West were essentially flat. Northeast firms saw a sharp deterioration, with billings falling to their lowest level since 2020.

Commercial and industrial specialists provided a brighter spot, reporting a slight uptick in August. Conditions remained soft across other specializations, including institutional and multifamily residential firms, which had recorded some growth earlier in the year.

The survey also found that architecture firms are expanding their use of artificial intelligence, although measurable productivity gains remain limited. Nearly half of firm leaders—48%—said their firms are actively engaging with AI, including 18% who consider it a strategic priority.

Among firms using AI, 22% reported substantially higher productivity, while 76% said productivity was about the same. Only 7% of firms have a formal AI training program, and 15% have a dedicated AI budget.

Investment is nevertheless expected to increase. Two-thirds of responding firms plan to spend more on AI in 2027, suggesting that adoption will continue even as firms contend with a softer business outlook.

Steelcase Dealer Tangram Changes Hands as Meter Leads Management Buyout

Tangram Interiors, a major Steelcase dealer with nearly $300 million in annual sales, has completed a management buyout led by Nick Meter, who succeeds longtime chief executive Joe Lozowski as president and CEO.

Meter, previously the company’s president, acquired a significant ownership stake from the Lozowski family, which retains a minority interest. Lozowski will serve as an executive advisor during the transition following 25 years as chief executive. Members of his family remain active in the business. Financial terms and specific ownership percentages were not disclosed.

The transition comes amid considerable upheaval in the contract furniture dealer ranks, as consolidation and ownership changes reshape the industry’s distribution network. Within the Steelcase channel, Atmosphere Commercial Interiors acquired fellow Minneapolis dealer Acre in June. At the manufacturer level, HNI’s acquisition of Steelcase, completed in December 2025, added another significant ownership change to the landscape.

Against that backdrop, Tangram is emphasizing continuity. The company said it will retain its name and brand, with no changes to day-to-day operations, service teams or client relationships.

Headquartered in Santa Fe Springs, California, Tangram serves Southern California, the Central Valley and Dallas–Fort Worth. Under Lozowski, it expanded into a diversified interiors business spanning contract furniture, architectural products, technology integration, custom fabrication and facility services.

“Building Tangram alongside this team has been the privilege of my career,” Lozowski said. “The best succession plan is the one where the people who built the business with you carry it forward — and that is exactly what this accomplishes.”

The buyout puts an existing executive in both the leadership and ownership ranks of one of Steelcase’s major dealerships, with Meter signaling that the company’s direction will hold.

“This is a continuation, not a change in direction,” Meter said. “Joe built a company defined by craftsmanship, entrepreneurship and genuine care for the people we serve. As owners as well as operators, we are more invested than ever in delivering exceptional environments for our clients and creating opportunity for our team.”

Steelcase endorsed the transition. Pamela Woodward, vice president of channel, credited Tangram’s commitment to the manufacturer, its clients and its employees with building an enduring partnership, and said Steelcase looked forward to continuing its relationship with Meter and the team.

National office vacancy fell to 17.8% in August, with Manhattan dropping below 10%, while Western markets like San Francisco, Seattle and San Diego saw vacancies above 20%. Office rents rose 1.7% to $33.20 / sf, and sales reached nearly $43 billion across 1,850 transactions. About 14,000 properties carry $289 billion in loans maturing by 2028, many originated before 2021, posing refinancing risks in high‑vacancy markets. Construction remained limited, adding only 32.4 million sf nationally.

Half of Los Angeles office sales in the past year closed at a loss, especially large properties, with 79.2% of buildings over 100,000 sq ft selling below purchase price; distressed transactions include Bank of America Plaza and Wells Fargo Center North, while other markets like San Francisco and New York show lower loss rates and different demand drivers.

faviconallwork.space

San Francisco’s office market is rebounding, driven by AI tenants and selective capital, with vacancy rates falling to around 20% and positive net absorption of 2.19 million sq ft. Prime rents have risen above $77 / sf, while Class B/C spaces lag. Investment activity is strong, exceeding $1 billion in the first half of 2026, highlighted by a $600 million deal at 600 Montgomery St. The recovery is concentrated in premium office and multifamily assets, supported by AI‑related demand, though older properties and debt‑heavy holdings remain stressed.

Office landlords in New York are scaling back the flexible lease options they offered after the pandemic, tightening termination and contraction clauses, reducing free‑rent incentives, and scrutinizing tenant creditworthiness—especially for AI‑driven tech firms—while the market sees low vacancy rates and strong leasing activity.

faviconwww.bisnow.com

Denver’s office market is showing early signs of stabilization, with record net absorption and a 30% YoY increase in leasing activity totaling 1.7 M SF. Tenants are signing larger, longer‑term leases—often 10‑plus years—while vacancy remains high at 26‑28%. Aggressive concessions, such as high tenant‑improvement allowances and free‑rent packages, are helping attract tenants, but the market is still expected to favor tenants for the foreseeable future.

AI Is Making It Harder To Predict Office Space Needs — So Landlords Are Tightening Leases

AI‑driven uncertainty is reshaping office leasing, with landlords tightening terms and demanding stronger long‑term commitments as AI makes space‑need forecasts harder. Tenants now face lower availability, reduced free‑rent periods and improvement allowances, while flexibility is offered only to well‑creditworthy firms, reflecting a market shift toward tighter, less flexible leases.

Adjusting light spectra can change occupants’ perceived temperature, enabling coordinated lighting and HVAC control that may reduce cooling energy use by up to 11.4%; blue‑enriched light delays thermal discomfort, while red‑enriched light makes spaces feel warmer, offering a low‑energy pathway to improve indoor environmental quality and thermal comfort.

Suburban coworking locations are now accounting for about two‑thirds of all U.S. sites, growing 39% from July 2024 to July 2026 and adding 1,763 new spaces, while urban locations rose only 22%; this shift is driven by employer‑sponsored demand and a slowdown in traditional office construction, leading operators to balance rapid suburban expansion with the continued need for larger urban spaces in certain markets.

faviconallwork.space

Meeting rooms consume a large portion of coworking budgets, accounting for about 40% of costs for teams of 10‑25 employees, while day passes can save roughly $188 per employee each year. A hybrid model—maintaining memberships for most staff and using limited day passes for the rest—often reduces expenses compared with full memberships, saving up to $1,889 annually for a 10‑person team, though meeting‑room usage alone can still cost around $15,837 per year for the same team.

Research shows that about 30 % of UK workers believe office presence influences promotions, while visibility to managers and constant availability are also seen as rewarding. Despite a rise in remote and hybrid work—from 52 % in 2025 to 64 % in 2026—employees still feel physical presence matters for career advancement, leading some to miss important decisions when not in the office. Experts argue that managers should focus on actual impact and talent rather than proximity, and that flexible‑working policies must be matched by performance assessment practices.

Barclays’ new return‑to‑office policy requires UK staff to work three days a week (four for senior employees), prompting the Unite union to demand a one‑time payment, childcare vouchers, subsidised meals and travel allowances, as well as exemptions for workers with long commutes, caring responsibilities or disabilities. Employees highlight the high weekly costs of commuting (£96.40) and childcare (£47.57), arguing these burdens make the mandate financially unsustainable. Barclays stresses the need for in‑office collaboration, but staff seek greater flexibility and financial support.

70% Of Canadian Executives Want To Trade Fixed Offices For Flexible Workspaces

The O.C. Tanner 2027 Global Culture Report finds that a compassionate, growth‑focused workplace dramatically boosts innovation and employee well‑being: organizations embedding empathy, development opportunities, active trust, and recognition see far higher odds of growth, lower burnout, and stronger creative performance, especially among frontline workers. Building such a culture—characterized by transparent, reliable, accountable practices and balanced support—acts as an “amplifier” that enhances trust, adaptability, and overall organisational success.

Working from home adds a hidden rent cost, as a typical 75‑square‑foot home office can consume 7.6%‑11% of an average apartment in the 20 largest U.S. cities, translating to over $540 per month in New York and similar high amounts in San Francisco, Boston, San Jose, and Los Angeles. Downsizing to a smaller apartment can offset these expenses, with examples like Los Angeles where moving from a three‑bedroom to a two‑bedroom saves $1,210 monthly, making coworking combined with a modest storage unit a viable, potentially cheaper alternative for many renters.

Hybrid working can generate substantial productivity gains by improving employee retention, attracting talent, and preserving institutional knowledge, with modelling estimating $204.7 billion for the US and £10.8 billion for the UK over five years. Surveys show most HR leaders and CEOs view flexible or hybrid arrangements as crucial for retaining top talent, attracting younger and tech workers, and enhancing productivity, especially when combined with AI.

Phone booths and meeting pods provide flexible, acoustically private spaces for calls, focused work, and small team huddles, freeing traditional meeting rooms for larger collaborations and reducing office space costs. By analyzing current meeting usage, piloting a mix of booths and pods, and iterating based on feedback, organizations can optimize occupancy, improve productivity, and achieve sustainable, cost‑effective office layouts.
