TWS 033026-cover
In this issue… MillerKnoll dominates the headlines: strong Q3 results and sales/order growth, but a softer outlook as severe weather and the Iran conflict drive higher fuel/material and shipping costs, pressure demand, and help trigger sharp stock drops and cautious forward guidance. Office real estate shows tentative stabilization, with U.S. vacancy improving as construction slows and demolitions/conversions rise. Workplace culture looks inward, from “meeting debt” and calendar overload to workers’ pessimism about the job market and what people want next from work (more creativity, autonomy, wellbeing, and connection). Design guidance argues offices must be intentionally built for community to make return-to-office stick. Product coverage spotlights new materials and furnishings—from sustainable wallcoverings and tactile textiles to fingerprint-resistant surfaces, modular transit seating, and flexible office systems and desks designed for adaptable, collaborative spaces.

By the Numbers
The U.S. jobs outlook is weakening due to the combined pressures of war, inflation, and advancements in AI. Rising oil prices from the ongoing conflict in Iran have led to increased consumer costs and growing concerns regarding inflation. The stock market is experiencing significant declines, with the S&P 500 witnessing its fifth consecutive weekly drop. Investors are closely monitoring employment reports, with expectations of a modest job increase. However, recent trends show negative job growth, prompting worries about the labor market and potential Federal Reserve actions on interest rates. Rising Treasury yields are also influencing market valuations, with the S&P 500's P/E ratio declining. Despite these challenges, some experts believe the economy remains distanced from recession.

MillerKnoll is anticipating an increase in the costs of petroleum-related materials such as plastics and foams due to the conflict in the Middle East. “We haven’t seen it yet. This was a really hard quarter to take a look at because the situation is very chaotic and moving every day,” said Andi Owen, MillerKnoll CEO. “We’ll watch the situation closely, and we’ll continue to react as we can with pricing and surcharges as needed as we see other situations continue to develop.”

MillerKnoll Q1: Weather and Geopolitical Headwinds Impact Growth, Margin Expansion Continues
MillerKnoll reported a disappointing Q1 CY2026, with revenue of $926.6 million, falling short of analyst expectations of $942 million, despite a year-on-year growth of 5.8%. The adjusted EPS of $0.43 was also below the anticipated $0.45. Guidance for Q2 CY2026 projected revenues of $975 million, which is lower than the expected $993.2 million. The company's operating margin improved to 4.8%, up from -8.9% a year ago, but management cited severe winter weather as a significant factor behind the revenue miss, particularly affecting retail traffic in North America. Additionally, MillerKnoll also reported that it expects to incur losses of $8 million to $9 million due to decreased sales and increased operating costs from the U.S./Iran conflict. Despite solid third-quarter results, the company anticipates minimal Middle East-related orders and rising costs for petroleum-based materials. They are monitoring inflation and consumer behavior while planning to open 14 to 15 new stores this fiscal year. Despite these challenges, there is an emphasis on continued investment in new store openings and product expansion, although caution remains regarding potential cost increases and geopolitical risks.

QB Insight: Taken together, the Design Within Reach and Knoll acquisitions by Herman Miller paint a sobering picture when you look at market cap alone. Herman Miller went into the 2014 DWR deal as a roughly mid–$1‑billion company and into the 2021 Knoll merger at around the mid–$2‑billion mark, yet the combined MillerKnoll entity now trades at a valuation closer to the low‑one‑billions, below where Herman Miller stood before either purchase. In other words, the strategy of building a larger, vertically integrated furnishings and design platform has so far coincided with a meaningful equity de‑rating: investors currently value the whole post‑merger group at less than they once valued Herman Miller on its own at the time of the Knoll deal, and even below its approximate size around the DWR acquisition. That doesn’t automatically mean the acquisitions were strategically wrong—DWR and Knoll clearly added scale, brands, and channels—but it does mean the “design powerhouse” thesis has not yet translated into sustained confidence in the stock, leaving MillerKnoll today as a bigger business that the market is willing to pay less for than Herman Miller at its pre‑deal peaks. BTW, HNI's market cap is more than double that of MIllerKnoll's, closing Friday at $2,475 billion vs. MillerKnoll at $1.029 billion.

Shielding Secrets While Adding Lounges: U.S. Spies Get Office Upgrades
U.S. spies are modernizing their office spaces in response to new security standards, which include upgrading amenities while enhancing protection against espionage. Changes in federal regulations push basic facilities like kitchens and bathrooms outside secure areas, allowing for the creation of lounge spaces. The updated standards focus on hardening radio frequency shielding, with significant construction costs. As the demand for secure facilities grows, a new market for SCIFs (Sensitive Compartmented Information Facilities) is emerging, including shared coworking spaces for classified work across the country.

Office Vacancy Rate Sees First Significant Decline in Years
In February 2026, the U.S. office sector saw a notable decrease in the national vacancy rate to 17.6%, a two-percentage-point improvement from the previous year. While tech-heavy cities like Seattle and San Francisco continue to struggle with high vacancy rates above 24%, areas like Miami and Manhattan show stronger performance with vacancies around 12.8% to 14%. Contributing factors to the overall improvement include a slowdown in new office construction and an increase in office demolitions or conversions to residential spaces. Despite the reduced supply, average office listing rates fell nearly 2% year-over-year, indicating that demand remains weak. Investment activity varied widely, with Manhattan leading in office sales volume.

Office-To-Resi Conversions Up 28% From Last Year's Record Levels
The U.S. office market is undergoing a structural reset, and the shift is accelerating. At the start of 2026, roughly 90,300 apartment units were being converted from office space—up 28% year over year and nearly four times the level seen in 2022. These projects now account for 47% of all adaptive reuse activity, signaling a decisive move away from traditional office use.

The drivers are clear: office vacancy sits near 19%, and about $213 billion in office loans are coming due, forcing landlords to rethink how to monetize underperforming assets. Cities like New York City, Washington, D.C., Chicago, and Los Angeles are leading the charge, supported by tax incentives and zoning reforms that make conversions more feasible.

QB Insight: For the office furniture industry, this is a clear net negative. Each conversion permanently removes a building from the pipeline of future office demand—eliminating not just initial fit-outs but years of repeat business tied to tenant turnover and reconfigurations. Residential units don’t come close to replacing that demand, relying instead on lower-cost products and entirely different supply channels. In effect, this is a structural contraction: fewer offices mean fewer opportunities for dealers, particularly in the dense urban markets where their business has historically been strongest.

Office Stress Fractures Along Regional Lines
Regional disparities are impacting the next phase of office distress, with some markets stabilizing while others face financial and legal challenges. In the Northeast, high office vacancies have led to the conversion of obsolete properties into housing, which comes with environmental complications such as asbestos and lead paint. As landlords aim to reduce rents to remain competitive, they are constrained by existing debt, complicating the adaptation process.

Office chair recall raises safety concerns over home working products
The U.S. Consumer Product Safety Commission has recalled 2,200 height-adjustable swivel office chairs sold at HomeGoods due to a potential fall hazard. The chairs, imported by Tainoki Fine Furniture, may have a defective base that can bend under use. Although no injuries have been reported, consumers are advised to stop using the chairs immediately and can receive a full refund by submitting images and proof of destruction. This recall highlights safety risks in home office furniture as demand remains high.

"Legacy furniture manufacturers have been asleep at the wheel" say Rarify founders
Rarify founders criticize legacy furniture manufacturers for complacency and a lack of innovation, attributing this stagnation to nostalgia and risk-averse practices. They highlight the disconnect between the creativity of contemporary designers and the outdated production choices of established brands, noting that many innovative ideas are not reaching consumers due to corporate constraints. Despite some companies like Blu Dot and Moooi attempting to innovate, the larger firms are increasingly unwilling to take risks. The founders advocate for a return to the collaborative spirit of mid-century design, suggesting that big brands should invest in research and pull talent from academia to rejuvenate the industry.

Tupperware Syndrome: The Viral Workplace Trend Revealing A Deeper Crisis In Modern Work
Meetings have become costly and often counterproductive, driven by visibility bias where attendance is mistaken for productivity. This has led to "meeting debt," where outdated recurring meetings clutter calendars. To improve efficiency, meetings should only be held for decision-making and meaningful discussions, while routine updates can be shared through other methods. Measuring the value of meetings is crucial, and organizations should adopt AI tools judiciously to enhance rather than complicate communication. Ultimately, the focus should shift from frequency to the meaningfulness of meetings, reclaiming valuable work time for deep, focused tasks.

Work From Home For U.S. Troops? Iran Strikes Push Operations Out Of Bases And Into Remote Setups
Iranian missile strikes have forced U.S. troops in the Middle East to relocate from secure bases to temporary setups in hotels and office buildings, where they continue operations with limited equipment and increased risks. While some functions remain tied to air bases, much of the planning and coordination now occurs remotely, exposing gaps in security and infrastructure. Despite these challenges, missions continue, albeit with constraints that slow down operations.

According to a recent Gallup survey, only 28% of U.S. workers believe it's a good time to seek quality jobs, marking a significant decline from 70% in mid-2022. The survey revealed that struggling workers now outnumber those thriving, with employee engagement at a record low of 31%. Many workers are actively seeking new roles, with pay and benefits being the main motivators. However, a substantial portion feels that leaving their current jobs would be too costly, primarily due to the risk of losing existing pay or benefits.

The circular economy is criticized as a vague concept that allows businesses to continue unsustainable practices under the guise of sustainability. While it promotes good recycling, it often fails to challenge the status quo, leading to complacency in addressing climate issues. Real change requires tough questions about material extraction, pollution reduction, and societal reliance on consumerism. The author argues for a restructuring of society rather than merely adopting circular economy strategies that may serve as greenwashing for harmful corporate behaviors.
