In this issue… Office markets show signs of recovery as vacancy stabilizes, demand rebounds in San Francisco, Miami rents hit a national high, and limited new construction reshapes supply. Flexible work continues to expand, with remote jobs rising, coworking and flex operators competing on amenities, and AI tools pushing workplace automation forward. Design stories focus on aging workers, neuroaesthetics, and inclusive, human-centered spaces, while product launches emphasize sustainable seating, flooring, lighting, textiles, and modular furniture. Top news includes leadership changes, sustainability certifications, MillerKnoll recognition, and Europe’s office furniture market adapting to circular design and ergonomic demand.

By the Numbers
Labor force participation fell sharply in June, with 720,000 workers exiting, highlighting a growing supply shortage driven by demographic shifts, reduced immigration, and an aging baby‑boomer cohort. Foreign‑born workers show higher participation rates, especially men, while native‑born women participate more than immigrant women. AI is expected to widen mismatches, disproportionately affecting sectors with younger workforces and accelerating unemployment in information, finance, and professional services, while older‑heavy industries struggle to attract new talent. Projections suggest a 3.7% decline in the labor force by 2032 and a potential rise in the overall unemployment rate to around 8% by 2040.

The U.S. office market is seeing a broader recovery, with national vacancy falling to 20.1% and demand reaching a six‑year high. Positive net absorption over the past year, a decline in vacant sublease space, and constrained new supply are supporting improved fundamentals across more than half of the 92 tracked markets. Inventory is shrinking, new construction remains low, and these trends are expected to continue driving gradual office sector improvement through the rest of 2026.

Michael Jensen appointed President, LINAK U.S.
|
|
LINAK has named Michael Jensen as President of LINAK U.S., effective July 1, succeeding Magnus Conradsen, who will become the company’s Chief Executive Officer on Aug. 1. Jensen will lead the company’s U.S. business, its largest global market, overseeing continued growth across its portfolio of electric linear actuator solutions used in workplace, healthcare, industrial and other applications.
“The U.S. is the largest market for LINAK, and I am excited to get started and bring my experience and background further into play,” Jensen said. “I am taking over from Magnus Conradsen, who has contributed to the strong growth of LINAK over many years. I look forward to building on that foundation together with the talented team in the United States.” Conradsen said the company has spent years expanding its U.S. manufacturing and service capabilities and believes Jensen is well positioned to continue that momentum. “Michael brings a strong track record of international B2B experience along with a deep understanding of the LINAK business, customers, and operations,” Conradsen said. “I am confident that he is the right person to lead our U.S. organization into its next phase of growth and development.”
Jensen has served as Director of LINAK’s DESKLINE business unit since 2023, helping guide the company’s office and workspace solutions business. His previous leadership roles at Danfoss and AGRAMKOW included supply chain and operations management. As part of the transition, Jensen will relocate to Louisville, Ky., home to LINAK’s U.S. headquarters and its largest manufacturing facility outside Denmark, where the company employs nearly 300 people. LINAK develops electric linear actuator systems for workplace, residential, healthcare, industrial and off-highway applications and employs more than 2,500 people worldwide.

Remote Hiring Keeps Growing, Creating New Opportunities for Contract Furniture Makers with Direct-to-Consumer Strategies
|
|
The remote work debate may be far from settled, but the hiring data continues to move in one direction. According to FlexJobs’ Remote Work Index for the second quarter of 2026, remote job postings increased 22% from the previous quarter, marking the second consecutive quarter of double-digit growth. Computer and IT positions more than doubled compared with Q1, while engineering, operations and administrative roles each posted gains of more than 30%. Project management remained the largest category by total remote hiring volume, followed by computer and IT, sales, operations, and healthcare.
For the contract furnishings industry, the implications extend beyond where employees work. A growing remote workforce means more professionals are making purchasing decisions for home offices, hybrid workspaces and personal productivity environments. Manufacturers and dealers that have invested in robust direct-to-consumer e-commerce platforms are well positioned to capture business that traditionally flowed through corporate purchasing departments. Ergonomic seating, height-adjustable desks, task lighting, acoustic solutions and workspace accessories are increasingly being selected one employee at a time rather than through a facilities manager overseeing hundreds of workstations.
The report also found that 65% of remote openings targeted experienced professionals, many earning well above $100,000 annually in fields such as software engineering, business development and product management. Those workers often have greater purchasing power and higher expectations for their home work environments. While many contract furniture companies continue to focus primarily on enterprise sales, the continued expansion of remote hiring suggests the residential office market remains an opportunity worth pursuing. Dealers and manufacturers that can blend their commercial expertise with an easy-to-use DTC website, fast fulfillment and consumer-friendly merchandising may find that work-from-home is creating a valuable new sales channel rather than simply reshaping the traditional office market.

European Office Furniture Market Tops $10.5 Billion as Manufacturers Shift Toward Circular Design and Workplace Flexibility
|
|
Europe’s office furniture industry is entering another period of transformation as manufacturers respond to changing workplace expectations, sustainability initiatives and evolving customer demand. According to CSIL’s latest The European Market for Office Furniture report, companies are investing in circular manufacturing, remanufacturing, production optimization and broader product portfolios to remain competitive in a market that continues to face economic headwinds.
The report estimates European office furniture consumption exceeded $10.5 billion (€9 billion) in 2025, with Germany, the United Kingdom and France accounting for roughly half of the market. While overall conditions remain challenging, the UK demonstrated resilience during the year, and both Italy and Spain posted growth. CSIL expects market pressures to continue through 2026 before a gradual recovery begins in 2027. International trade also remains critical, with about 20% of European production exported. North America continues to be Europe’s largest export destination, even as European buyers source significant volumes of office seating from manufacturers throughout the Asia-Pacific region.
Perhaps the most telling trend for contract furnishings manufacturers is how dramatically workplace preferences continue to reshape product demand. Height-adjustable desks now represent more than 40% of all desk sales across Europe, underscoring the shift toward employee wellness and ergonomics. At the same time, demand for phone booths and acoustic pods has increased more than fourfold over the past five years as employers look to balance collaboration with privacy in open-plan environments. For manufacturers, the message is becoming increasingly clear: growth opportunities are centered on flexible, wellness-focused and acoustically optimized workplaces, while sustainability and circular product strategies are rapidly becoming competitive necessities rather than marketing differentiators.

Miami now leads U.S. office markets with the highest average asking rents at $59.66 per square foot, surpassing New York. Premium Class A/A+ spaces in Brickell, Downtown and Coconut Grove drive the surge, fueled by hedge funds, family offices, law firms and financial firms relocating from pricier regions. Since 2020, influxes of high‑end tenants seeking new, amenity‑rich buildings have pushed rents upward, while older properties face leasing challenges. Ongoing trophy office projects suggest continued growth if demand from finance, legal and family‑office tenants remains strong.

The Silicon Valley office market remains highly available overall, but leasing activity is increasingly focused on best‑in‑class buildings that attract AI and innovation‑driven companies. In the first half of 2026, 6.2 million sq ft were leased, with Q2 alone accounting for 3 million sq ft—well above the previous year and the five‑year average—highlighting a “flight to quality” as occupiers prioritize space that aligns with talent and business goals, while older properties face greater challenges amid economic headwinds.

Philadelphia’s office construction pipeline has hit zero after the completion of Chubb’s 438,000‑sq‑ft build‑to‑suit at 2000 Arch St., while office‑to‑residential conversion activity has also slowed, leaving vacancy high and new development stalled across the region. With pre‑leasing challenges, limited new office projects, and a decline in suburban office deals, the market is turning to industrial and data‑center opportunities, though conversion hurdles and high vacancy—particularly at large properties like Centre Square—continue to impede growth.

Flexible office operators are increasingly differentiating themselves by offering premium amenities such as pet‑friendly policies, fitness centers, wellness rooms, childcare, podcast studios, and EV charging stations, with roughly one in four U.S. coworking spaces now providing these features. Regional variations show the Northeast leading with 27% of spaces offering such amenities, followed closely by the West at 26.8%, while the South, which holds the largest inventory of coworking locations, highlights podcast studios as its most common premium offering, and the West emphasizes electric vehicle charging stations.

France’s regional office market weakened in 2025, with a significant drop in leasing activity, rising vacancy, and more selective occupiers, creating new opportunities for flexible workspace operators. While overall demand fell, major regional hubs like Lyon, Lille, and Marseille remain resilient, and the increase in available office space—especially older buildings—has spurred interest in converting them into serviced or flexible offices that offer energy‑efficient, ready‑to‑move‑in solutions, positioning the market for gradual recovery through 2027‑2028.

Workers returning to the office find noisy, open‑plan spaces hinder privacy and focus, especially for roles handling sensitive information. Extended-career workers, defined as U.S. employees aged 65 + who spend time in the office, are a fast‑growing, highly experienced segment that values well‑designed workspaces, reliable technology, and meaningful connection. While most report positive workplace experiences and strong loyalty, nearly half feel lonely, highlighting a gap in recognition and social integration. Effective design should offer ergonomic flexibility, intuitive tech, spaces for both focused work and informal interaction, and visible acknowledgment of contributions to foster belonging and leverage the institutional knowledge these workers bring.

Corporate sustainability motivations have shifted over the past decade, with regulatory requirements becoming the dominant driver, followed by reputational concerns and consumer demand. Traditional business-oriented motivations such as market growth, innovation, operational benefits, and cost reduction have declined, as have internal factors like CEO interest and talent retention. While investor interest remains stable, the overall trend shows a move from growth‑focused motivations toward compliance and external accountability, challenging leaders to balance regulatory pressure with strategic opportunities for value creation.
