NeoCon & Design Days 2025 Edition

Let’s start with the real headline from last week’s NeoCon / Design Days extravaganza: the weather was incredible. Again. I don’t know who at Design Days sold their soul to the Midwestern weather gods, but they’ve been delivering sunshine and 70s with Swiss precision. Maybe Chicago’s annual heatwave has been rescheduled to align with the city’s financial reporting.

Now to the show itself. The crowd size? Solid. Not a sardine can, but not a ghost town either. I’ve been going to this thing longer than all of Gen Z (and most millennials) have been alive, so trust me when I say attendance was very respectable. But here’s the catch: it’s getting tough to gauge, because half the visitors are now doing laps in Fulton Market. You used to judge crowd density by elevator lines at the Mart—this year, those lines were breezy. That could be thanks to the exodus of major showrooms to Fulton. Steelcase, (which now calls the former Knoll space home - and it's a sublease) for instance, ghosted the Mart without even a goodbye balloon arch. A few Steelcase divisions still loiter around, but let’s be honest—their heart’s no longer in it. And as usual, Steelcase was the least welcoming of any manufacturer. Go figure.

Speaking of shifting loyalties, the Mart vs. Design Days rivalry is actually the best thing that’s happened to this industry since the invention of the 7th floor. The animosity is real—organizers on both sides would probably refuse to be in the same elevator. But as with most grudges, it’s making them both try harder. Design Days finally showed some coordination this year (we love progress), while the Mart—still home to most educational sessions and the spiritual core of the event—kept its polish. Even the City of Chicago played along and dubbed the whole thing “Chicago Design Week.” Not exactly inspired branding, but considering the creative nosedive this city’s taken over the past six years, we’ll take the win.

And then there were the showrooms—always the highlight reel. Andreu World placed the biggest bet of the week (month, year, decade) by claiming the old Steelcase space on 3. That’s a lot of square footage for a Spanish brand (or any brand). But you’ve got to respect the move—they’re now wearing the European creative crown previously held by Vitra, who we all still miss. Unfortunately, Vitra seems determined to chase residential rainbows instead of contract gold. Tragic.

One of the most important things that surfaced this year? Gen Z doesn’t know their furniture history. Kudos to MillerKnoll for stepping up with a grand homage to the classics—yes, even the ones we’re all sick of seeing on Instagram. And a standing ovation to Haworth, who gave us a crash course in modern European (mostly Italian) design, transforming their showroom and even the Mart’s entire entry foyer into a curated museum of Italian design icons. Some of those pieces even made me feel seen—because they’re also in my personal collection. Subtle education with stylish furniture? More of this, please.

Despite the current U.S. administration’s war on environmental issues (but hey, do we care what they think?), it was refreshing to see most manufacturers continue to lead with sustainability messaging. However, MillerKnoll’s quiet step back from its all-in DEI branding was… noted. Let’s not forget, this industry was doing diversity and inclusion before it had a trendy acronym. We should keep owning that history—not hiding it.

And now, a shoutout to the transportation logistics soap opera: as expected, The Mart once again denied Design Days buses a decent drop-off point. If you attended Design Days, your safest bet was still to get dumped under the tracks on Wells Street like a piece of forgotten luggage. That said, no one got run over this year—a win for urban design!

On the product side, resimercial remains the darling of the moment, though practicality is still pending. And cubicles are doing what they always do—trying to make a comeback while pretending not to be cubicles. This year they’re calling themselves “modular enclosures with optional privacy and lighting” or some such nonsense. The disguise is cute.

The two wildcards this year? First, the arrival of Sunan, a Chinese office furniture manufacturer with a gigantic permanent showroom in the same building as Fellows and Teknion. This is a first. Will tariffs and geopolitics throw a wrench in the works? TBD. Second, Ikea, making (yet another - count that three) play for the contract space. We’ve seen this dance before—but maybe, just maybe, this is the time they mean it. Their products looked competitive, especially for the small business market. And let’s be real: Ikea could buy every contract furniture company in North America with the change in their corporate sofa cushions. That’s power.

Now for the Best in Show Awards, MMQB style:
  • Best Food: Teknion. Always classy, always carbs.
  • Best PR Gimmick: Ikea, for wheeling out a literal meatball truck.
  • Best Product Nobody Asked For But Everyone Secretly Loves: DarRan, for merging desks with dog beds. Finally, a place for your Labradoodle to nap while you grind through your next Teams call. Bow. Wow.

And lastly—thank you to everyone who stopped me to say they love MMQB, love the sarcasm, and love the Cheat Sheet. You’ve got great taste. I’ll try not to let it go to my head.

Until next time,

By the Numbers
The national office space market shows recovery with 5.6 million square feet of positive net absorption in Q1 2025, despite concerns over trade policy and potential recession. Future absorption is projected at 24.98 million square feet for 2025, but remains below pre-pandemic levels due to slower employment growth and structural downsizing pressures.

Vitra faces decline amid challenging market conditions
A Swiss office furniture manufacturer has experienced a notable decline in sales and profits for the year ending December 31, 2024. Total sales dropped by 23%, from £20.9 million in 2023 to £16.1 million in 2024. The UK division's pre-tax profit also fell, decreasing from £961,000 the previous year to £737,000, with the operating profit margin shrinking from 4.0% to 3.5%. The turnover decrease of £4.7 million has been attributed to challenging market conditions, reflecting broader issues in the office furniture sector as companies adapt to changing workplace demands and economic uncertainties. Despite these challenges, the manufacturer remains a recognized name in the industry, navigating a tough market environment that has impacted both revenue and profitability.

Office Space Requirements Tumble in April as Markets React to Tariff Uncertainty
In April 2025, there was a notable decline in office space requirements across 17 of 19 markets, attributed to the impact of tariff policies implemented during the Trump administration. The data showed a 23.2% drop in total requirement count and a 26.4% decrease in total square footage compared to March. This contraction in leasing activity is significant, paralleling the financial system shock of Spring 2023. While some markets like Boston and Silicon Valley were heavily impacted, others such as suburban Maryland and Austin demonstrated resilience. The report suggests that a rebound similar to the one experienced in 2023 could occur, although the fluid nature of current tariff policies leaves future office demand uncertain.

Office Recovery Plateaus as Hybrid Work Proves Difficult to Change
Office recovery has plateaued, with visits down 1% year-over-year and over 37% below 2019 levels. A calendar shift and increased time off around Memorial Day may have contributed to the weaker May numbers. The rise of hybrid and remote work continues to impact office recovery, with over half of U.S. employees working in hybrid arrangements and more than a quarter fully remote. New York City and Miami lead in office visits but have also seen slight declines, while Southern cities like Dallas and Houston have recorded increases due to corporate relocations. However, major cities like Washington, D.C., and San Francisco remain significantly below pre-pandemic visit levels, indicating that the return to traditional office traffic is still challenging.

One Year Postbankruptcy, WeWork Is Profitable, Mature And Growing Again
WeWork emerged from a nine-month Chapter 11 restructuring a year ago, transforming into a private company free of debt after a significant reduction of its real estate holdings and a new leadership team. Once valued at $47 billion with 850 locations at its peak, the company faced bankruptcy due to unprofitable leases and burdensome costs exacerbated by the pandemic. Following its bankruptcy filing, WeWork successfully negotiated to eliminate over $4 billion in debt and has since returned to profitability, reporting positive earnings for six consecutive months.

Under the leadership of CEO John Santora, WeWork is rebranding itself as a real estate company rather than a tech firm, fostering trust with both members and landlords. The company is expanding again, now operating approximately 170 locations in the U.S. and Canada, and planning to invest $80 million to $100 million in property upgrades. WeWork is also implementing new management agreements and focusing on an enterprise model to lease and manage office spaces for single tenants, including a significant deal with Amazon.

As the coworking industry evolves, WeWork is adapting to changes in demand for flexible workspaces while also competing with other coworking brands. The company aims to regain its footing in a crowded market, leveraging enhanced technology and strategic decisions to navigate the post-pandemic office landscape.

Demand for Prime Office Space Sets New York Apart from Other Cities
Demand for prime office space in New York has significantly increased, with the availability rate in trophy buildings dropping from 17% to 10.7% since early 2023. This contrasts sharply with other U.S. markets, where trophy office availability has barely changed. The surge in demand is evident, with nearly 60 new leases signed in New York's trophy buildings in 2025 alone, highlighting a sense of urgency among tenants to secure prime locations. Factors contributing to this trend include New York's appeal as a business hub, evidenced by a population growth of 87,000 in the city and over 100,000 in the metropolitan area. Companies are increasingly willing to return to the office, often committing to long-term leases at high prices. Although the “flight to quality” is seen in other markets like San Francisco, New York's recovery pace is unmatched. Looking forward, while availability may continue to decline across the country, the pace in New York is expected to slow as the market tightens further. The demand drivers in New York remain strong, indicating that it will maintain a unique position in the office space market.

Law Firms Race for Premium Office Space as Market Tightens
Vacancy rates for premium office spaces have dropped to single digits, indicating a competitive market. Law firms have been moving into significantly newer buildings, with an average age of 27 years younger than their previous locations. The decline in available office space is due to the removal of 126 million square feet from the market since 2020, coupled with a slowdown in new construction. As a result, many firms are opting to renew leases instead of relocating, with renewal activity increasing by 10.1% compared to the previous year.

The overall office vacancy rate is 22.6%, but this figure falls to 15.3% when accounting for poor-quality buildings, and even further to 9.2% when excluding financially distressed properties. Despite these challenges, law firm leasing activity has risen significantly, with annual leased space increasing from 14.4 million to 19.4 million square feet since 2020.

Landlords of premium properties are experiencing heightened demand, leading to significant rental rate increases. For instance, rental rates for buildings completed between 2018 and 2024 have surged by over 40% from initial asking prices. An example is a recent lease in Miami at a base rate that more than doubled the original asking rent. The trend towards high-end office spaces is illustrated by a major lease signed by McDermott Will & Emery in Washington, D.C., for a substantial amount of space in a new development.

Lessons from the Cubicle: Designing for the Modern Office
Lessons from the Cubicle: Designing for the Modern Office
The modern office is evolving to better meet the needs of today's workforce, shifting away from traditional cubicles that once characterized professional life. As remote work and digital automation become more prevalent, offices must adapt by fostering collaboration, flexibility, and employee well-being. Key design considerations include creating adaptable spaces that accommodate different work styles, integrating technology seamlessly, and promoting a sense of connection and culture among employees. Effective office environments incorporate natural elements and support human well-being, while also encouraging social interaction and engagement. The focus should be on designing spaces that enhance work experiences, making them more meaningful and enjoyable for employees.

Turns out that hybrid working is indeed the new normal. For a minority of people
A recent analysis from the Office for National Statistics reveals that hybrid working has become the predominant form of flexible work in Great Britain. As of early 2025, 28 percent of working adults regularly combine home and on-site work, the highest percentage since monitoring began. However, disparities persist in access to hybrid work based on age, income, occupation, education level, disability status, and geography.

Workers aged 30 to 49 are most likely to engage in hybrid work, while those in professional and managerial roles have greater access compared to individuals in elementary occupations, where hybrid work is rare. Income levels also play a significant role, with higher earners being more likely to work hybrid. Educational attainment correlates similarly, as those with degrees are more likely to have hybrid work arrangements.

Overall, while the number of people working exclusively from home is declining, hybrid working appears to be firmly established as the new normal for many, although it is not universally available across all sectors of the workforce.

    MMQB + Donati
    EDITORIAL-4
Donati Leads the Way with 100% Recycled Aluminum
At a time when global demand for office furniture is softening and economic uncertainty is on the rise, Italian industrial supplier Donati is making headlines for all the right reasons. At this year’s Interzum in Cologne, the company unveiled a major sustainability milestone: all of its aluminium die-cast alloys are now produced using 100% recycled aluminum.

This bold step underscores Donati’s commitment to responsible manufacturing and positions the company as a leader in sustainable innovation within the office furniture supply chain.
    EDITORIAL-8
“We’ve always believed in building things that last—products, partnerships, and values,” says Armando Donati, President and CEO of the family-run company. Since its founding, Donati has supplied mechanical components and complete seating solutions to the world’s leading office furniture brands. Innovation and quality have long been cornerstones of its offering, and now sustainability joins that core.

Donati’s aluminum components—bases, mechanisms, and more—are all cast at its own foundry in Italy, a practice dating back to 1969. What’s new is what goes into them: fully recycled aluminum sourced from over 70% post-consumer waste. The company also recycles its own production scraps, ensuring no material is wasted. Several million aluminum components annually are now manufactured this way.

This initiative is more than a material change. It reflects a deep integration of sustainability across the company’s operations. Donati has aligned its environmental strategy with the United Nations Sustainable Development Goals (SDGs), and its recently published sustainability report outlines progress across multiple fronts: energy efficiency, waste reduction, supply chain collaboration, and more.
    EDITORIAL-2
Silvia Crescini, Donati’s Sustainability Manager, is clear about the company’s holistic approach. “Every action we take is connected. From how we source materials to how we design and manufacture, it’s all part of a broader system,” she says. Her team oversees environmental certifications, including UNI EN ISO 14025, and leads strategic improvements that reach beyond compliance.

Since 2020, Donati has reduced its direct (Scope 1) CO₂ emissions by 50% at its Italian production hub. Around 40% of its electricity now comes from rooftop solar panels. Efforts in circular design are also underway: engineers are refining components for easier disassembly and recyclability, ensuring that materials like aluminum can be reused without loss of performance.

Transparency backs these efforts. Donati provides Certified Life Cycle Assessments (LCAs) and Environmental Product Declarations (EPDs) for all its aluminum bases—clear evidence for customers focused on reducing their own environmental impact.
For Donati, the message is clear: environmental and social responsibility isn’t just a moral choice—it’s a strategic one. “We’ve already cut the environmental footprint of our aluminum bases by up to 20%,” says Armando Donati. “And we’ll keep investing in sustainability, even when the market slows and the uncertainty of new tariffs makes planning difficult. In the long run, this is not only better for our planet, but it also makes our business more resilient.”

Deloitte Expands Employee Wellness Perks To Include...Lego Sets?
Deloitte has introduced a new benefit allowing U.S. employees to use up to $1,000 of their annual wellness subsidy on stress-relief items, including Lego sets, puzzles, and gaming consoles. This update, part of a revamped benefits program effective from June 1, aims to enhance flexibility in wellness reimbursements. While many employees are excited about the opportunity to purchase high-end Lego sets like the Millennium Falcon, some express skepticism, viewing the initiative as a superficial solution to deeper workplace challenges. The change comes amid challenges for Deloitte's U.S. operations, particularly in its government consulting division, where contract reductions have led to layoffs. The expanded wellness subsidy may help boost morale and highlight the importance of mental health in demanding corporate environments.

Cities with the Longest and Shortest Commutes Reveal the Real Cost of Office Life
Commute time has become a crucial factor influencing workers' willingness to return to the office. Recent data shows that the national average commute is now 26.8 minutes, a slight improvement from previous years. The average commute peaked in 2019 but dropped during the pandemic before gradually increasing again. The cities with the longest commutes include New York City and Chicago, while those with the shortest include Tulsa and Wichita. The relationship between remote work and commute time indicates that as remote work increases, commuting time decreases, significantly reclaiming time for workers. This ongoing trend may shape companies' return-to-office strategies.

    faviconwww.globest.com

Engaged at Work, But at What Cost to Overall Well-being?
The discussion centers around the paradox of remote work, where a significant portion of remote workers express enthusiasm for their jobs while simultaneously experiencing a decline in their overall well-being. Key benefits of remote work include increased autonomy, reduced commute stress, and fewer distractions, which can enhance work engagement. However, drawbacks such as social isolation, blurred work-life boundaries, and emerging anxieties related to AI can negatively impact employees' broader life satisfaction.

The distinction between work engagement and overall life thriving is crucial; while employees may feel engaged in their tasks, their social connections and mental health may suffer. Hybrid work models appear to provide a balance, allowing for flexibility while fostering collaboration and innovation. To support employees effectively, organizations should create well-being-focused office designs, invest in technology that enhances productivity, enforce work-life balance, and promote community connections. By addressing these areas, companies can help employees remain engaged at work while also thriving in their personal lives.

The 2025 Workplace Trends and Insights Report highlights the evolving nature of workplace design as organizations adapt to a post-pandemic world. With a significant increase in return-to-office mandates, businesses face challenges in creating environments that accommodate diverse work styles and enhance employee experience. Key trends identified include the growing issue of desk shortages due to downsizing, the need for flexible and collaborative spaces, and the rise of pilot programs to test innovative layouts.

Future trends point towards a "housification" of office design, incorporating personalized and inviting elements, as well as an emphasis on outdoor workspaces to improve well-being. Additionally, workplaces are expected to become more integrated with their communities, blurring the lines between work and life. The report emphasizes the importance of adaptable environments that reflect organizational values and support productivity through flexibility, collaboration, and restorative breaks. Ultimately, it serves as a guide for designing spaces that meet contemporary workplace needs and foster a thriving workforce.

    Wilkhahn:
    Wilkhahn: "Office on Stage"
Wilkhahn introduces the "Office on Stage" concept, merging Shakespeare's idea of a stage with modern office dynamics. This initiative presents a series of events that transform everyday office interactions into theatrical performances, utilizing modular and multifunctional furniture. The goal is to empower office workers to design their ideal workspaces with minimal effort, fostering an interactive environment.

The concept originated during a photo shoot, where furniture was arranged like a theater set. Wilkhahn's "Confair Next Ensemble" adapts to various office settings, encouraging creativity in meeting spaces. The initiative emphasizes the importance of hybrid work, blending physical presence with digital communication, especially accelerated by the pandemic.

Moreover, the concept promotes informal interactions in common areas, which Wilkhahn refers to as "interstitial spaces." These areas encourage spontaneous conversations and exchanges, enhancing the collaborative spirit. The overarching vision is to reimagine the office as a dynamic resonance chamber, fostering collaboration, creativity, and learning, thereby redefining the modern workplace experience.

Why Full Occupancy Is No Longer A Flexible Workspace Bragging Point
The concept of occupancy rates as a primary measure of success in flexible workspace management is evolving. Successful operators are shifting their focus to member engagement and usage patterns, recognizing that a vibrant space with active participation is more valuable than simply having all desks occupied. Metrics such as daily foot traffic and repeat visits are now considered key performance indicators (KPIs) alongside revenue per member.

High-performing coworking spaces are prioritizing revenue per member rather than square footage, leveraging value-added services to enhance profitability. Retention of long-term members is crucial, as it significantly impacts overall profitability and customer satisfaction. Community engagement is also being measured, with operators tracking participation in events and collaboration among members.

Utilization of space is being analyzed to uncover insights about member behavior, informing design and operational decisions. The emphasis on member-driven operational excellence highlights the importance of staff contributions to member satisfaction. Overall, success in flexible workspaces is defined by the quality of connections and experiences rather than mere occupancy.
