Is TheMART for sale? Is this the end of NeoCon?
Chicago’s iconic Merchandise Mart—once the largest building in the world when it opened in 1930 and a sterling Art Deco emblem of design and commerce—finds itself at a crossroads (well, again). Vornado Realty Trust, which purchased the Mart from the Kennedy family in 1998 in a $625 million deal, hinted at the unsettling possibility of a sale during its recent earnings call. Steven Roth, Vornado’s chairman and CEO, described the Mart as one of the company’s two non-New York outposts that “may be on the ‘for sale’ list for the right deal at the right time.” That led to immediate speculation: if the Mart changes hands, what becomes of NeoCon, the long-running contract furniture extravaganza that has anchored its three-day annual showcase there since 1969? 
 
A rich slice of Chicago history lies embedded in the concrete walls of the Mart. Conceived and built by Marshall Field & Co. starting in 1928, the massive complex was intended to centralize wholesale showrooms under a single roof, consolidating 13 scattered warehouses in one “city within a city.” It opened to much fanfare in 1930 as the world’s largest building. After struggling during the Depression, it was sold at a steep discount to Joseph P. Kennedy in the mid-1940s, ultimately becoming a critical revenue engine for the Kennedy family dynasty. 
 
Beyond its commercial roots, the Mart went on to become a cornerstone of Chicago’s design identity. In the 2000s, it introduced the public Design Center and even a Grand digital canvas along the riverfront—“Art on theMART,” billed as the world’s largest permanent digital art installation. 
 
But real estate is merciless, and Chicago’s office market isn’t there to help. The Mart’s occupancy has slipped to roughly 78%, and broader vacancy rates downtown and in River North hover near record highs. Even marquee tenants like KI (after 50 years) and tech hub 1871 have decamped for fledgling neighborhoods like Fulton Market. 
 
Amid rising market pressures, the news that Vornado might unload the Mart raises uncomfortable questions: will a prospective buyer see value in preserving the Mart as a hub for contract furniture, or will NeoCon, the furniture trade mecca that brings tens of thousands of design professionals to its floors every June, be relocated—or even sacrificed? NeoCon’s longevity is unrivaled—it’s the world’s largest commercial interiors fair—but it hinges on the Mart’s identity as a marketplace. 
 
One industry veteran, speaking to the future of NeoCon under new ownership, noted pragmatically that “no rational owner … would consider anything but to move into the future with the contract industry leading the way,” adding that Vornado has already locked in long-term contracts with major manufacturers for extended showroom space.  However, that’s a statement made in 2012, before the seismic shifts in office building use, design-district migration, and the Mart’s declining anchoring tenants in recent years.
 
For now, NeoCon 2025 happened with vigor—over 450 exhibitors, major brand debuts, activations, and—even amid uncertainty—the Mart continues to lean into its design legacy.  But unless Vornado or a future owner affirms a commitment to keeping NeoCon at the Mart, the question remains: is this the last chapter of Chicago’s contract furniture capital? Only time (and the next owner’s vision) will tell.
